Surveys
Homebuyer Surveys report on the significant defects
in a property. The inspection is the same other than the
surveyor does not take the photographs used in a Building
Survey. The report is both brief and clearly laid out,
and follows a pre-printed format of ten pages,
designed by the Royal Institution of Chartered Surveyors.
Homebuyer Surveys do not have the benefit
of photographs or repair costs, although they do include
an open market valuation and can be an excellent choice,
often for two reasons:
Firstly, if you are purchasing a newly
constructed property, such as a modern apartment, you
may consider that a Building Survey is excessive, so a
Homebuyer Survey would be a good alternative. However,
if the property is more than 30 years old, or has unusual
features, you may consider that a Building
Survey is essential.
Secondly, a Homebuyer Survey is cheaper, concise and is
often sufficient for most people's needs. This is a reasonable
choice, although you should always balance the initial
cost of a survey with the potential that the property has
for problems that may then lead to expensive repairs.
