Which type of survey is most appropriate?
The most common answer, usually by other surveying firms is: Homebuyer Reports for modern properties, and Building Surveys (Full Structural Surveys) for older properties, or those that have been altered significantly.

In our case, as the actual survey inspection is the same, and both types of survey identify the significant defects, the difference is only in the type and ‘readability’ of report you receive. Homebuyers Reports are concise, printed on a fixed 10 page template, and are less expensive; but always cover the main issues.  Our Building Surveys (Full Structural Surveys) are bespoke reports with photographs, repair costs, and space to address any specific client queries; so their advice is generally broader and more helpful. What parts of the property are not inspected?
Although we make every effort to inspect as much of the property as possible, there are inevitably practical limitations on what can be seen without taking up floors, making holes in ceilings, or otherwise damaging the property.  As a result, our reports are based on a visual inspection of the uncovered areas.
Additionally, as with all UK surveyors, the services (heating, plumbing, electrics, etc) are not tested, although a visual inspection often determines whether a qualified heating engineer or electrician’s report is needed. (top)

Can the report include my questions or concerns with the property?
Yes.  Although by its very nature the fixed 10 page Homebuyer Report has limited space to discuss extra issues, the bespoke Building Survey (Full Structural Survey) can include every query you have, from concerns about roof leaks to plans for a loft conversion. (top)

How much does a survey cost?
To the best of our knowledge we are the only firm of surveyors who openly publish their survey prices on the Internet.

How quickly can I have my report?
We make every effort to inspect the property as quickly as possible, usually within a couple of days.  However, during busy periods the timescale can become extended, although we immediately book the inspection with the agent or vendor and this usually puts them at ease.
Additionally, we will telephone you immediately after the inspection to discuss our findings.  This helps mitigate any initial delay.  The written report is then dispatched by email (and post) 5 to 7 business days later, although it should contain few surprises as you will have had a verbal report of the main issues on the day of the survey.
