Full Structural Surveys (Building Surveys)
A building survey report, often referred to as a structural survey report, is the most thorough and detailed report on the condition of a property that you can buy.
Our survey reports may differ from others; because they include explanatory photographs illustrating the property's defects, and a list of the repair costs. These can be both informative and valuable in helping you to re-negotiate the purchase price of your proposed property.
Our survey reports include advice on:
- Structural movement, historic or on-going
- Dampness
- Timber decay or insect infestation
- Previous structural alterations
- All problems that are likely to have a significant repair cost
Additionally, we can comment on your plans for extensions, loft conversions, basement excavations, etc.
Telephone Report on the Day
The surveyor will call you immediately after the inspection and discuss the main issues with you; so you will know the results quickly.
Surveys on residential flats always include an inspection of the main building, or block, because you will usually have an obligation to contribute towards the cost of the maintenance. Surveys on houses or commercial properties include a Rebuilding Cost Valuation for fire insurance purposes.
After Sales
Once you have received your report our After Sales Service is free. Just call the telephone number we have included on the back page of the report and speak directly to the Chartered Surveyor who inspected your property.
He or she will be happy to discuss the survey with you and answer any queries that you may have.
We also provide further free advice on issues raised by the report, such as third party timber and damp reports or drainage surveys.
